Warriewood Valley Rezoning Independent Assessment

  • Sector: Strategic Planning
  • Project: Independent Assessment of Planning Proposal
  • Client: Pittwater Council
  • DFP Services: Strategic Planning assessment, liaison with Council, review of specialist consultant reports, review of public submissions.

DFP was engaged by Pittwater Council to undertake an independent assessment of the proposed rezoning of land on Jacksons Road and Boondah Road, Warriewood.

The Planning Proposal was supported by an Urban Design Study which envisaged a new Town Centre for the Warriewood Valley Urban Release Area adjoining the Warriewood Square shopping centre, within the last undeveloped portion of the Valley known as the Southern Buffer.

The Planning Proposal represented one of the last significant land release developments within the Pittwater Local Government Area.

DFP assessed the Planning Proposal having regard to nine key components/issues, including consistency with strategic objectives, flooding, ecological biodiversity, traffic, public open space and urban design.

The independent assessment concluded that the Planning Proposal should not be supported by Pittwater Council, and that future Planning Proposals for the Southern Buffer take a holistic approach and incorporate all land within the Southern Buffer (public and private), including the Warriewood Square shopping centre.

Pittwater Council resolved to accept the recommendations made by DFP.
